Savage, next door.
I live and work in Prior Lake, but my brokerage office is in Savage, on Highway 13, and a good share of the homes I sell are on that side of the line. The two towns share a school district for most of their area, a commute, and a lot of the same buyers. If you're shopping one, you're usually shopping both.
Savage by the numbers.
Residential closed sales from the NorthstarMLS feed, as of August 2026. For comparison, Prior Lake sold 480 homes at a $520,000 median over the same stretch, so Savage runs about 19% below its neighbor on price, mostly because it has less lakeshore and more 1990s and 2000s subdivision stock. The housing stock, briefly.
Savage grew fast from the late 1980s on, so most of the city is single-family subdivisions from that era west of Highway 13, with newer townhome and twin-home pockets near County Road 42 and along 13. The older blocks sit around downtown Savage and the river bluff, where lots are bigger and houses are more varied. There's very little lakeshore, which is the main reason the price gap to Prior Lake exists.
Schools are the detail people miss: most of Savage is in Prior Lake-Savage Area Schools (District 719), but the east side is Burnsville-Eagan-Savage (District 191). Same city, different district, and it shows up in buyer demand street by street. I check the boundary on every Savage listing before I talk numbers.
